Our experience has taught us that property investment success comes from following these principles.
- Follow a proven plan…stick to the plan and don’t try something ‘creative’ or ‘the latest and greatest.’ We know what works. Why follow something else?
- Build a different financial structure…reduce consumer debt and non tax deductible debt; this can reduce interest rates from about 18 per cent to 8 per cent.
- Keep your money instead of sending it to the tax man. If household income is more than $50K, you MUST find a way to pay less tax – legally and ethically.
- Choose investment properties carefully. You’ve heard it before: location, location, location. Add to this: newer properties people with good credit will want to rent. These properties are the most likely to appreciate.
- Be extremely careful about loan structure…banks want to minimise risk and ‘handcuff’ many investors with restrictive loans.
